Position Summary

The Maintenance Technician is responsible for maintaining the physical integrity and operational efficiency of an exclusive, ultra-luxury residential condominium building in Downtown Miami. This role requires a highly skilled and detail-oriented individual capable of performing a wide range of maintenance tasks to the highest standards, ensuring a comfortable, safe, and aesthetically pleasing environment for residents. The Maintenance Technician must be proactive, responsive to resident requests, and committed to upholding the property's reputation for exceptional quality.

Essential Duties and Responsibilities

  • General Maintenance and Repairs: Perform routine and emergency repairs and maintenance on various building systems and components, including but not limited to:
    • HVAC (basic troubleshooting and minor repairs)
    • Plumbing (minor repairs, unclogging drains, etc.)
    • Electrical (minor repairs, replacing fixtures, etc.)
    • Painting and drywall repair
    • Carpentry (minor repairs, adjustments)
    • Appliance troubleshooting and minor repairs
    • Door and lock adjustments
    • Pool and spa maintenance (basic checks and adjustments under supervision)
    • Elevator maintenance (basic checks and communication with service providers)
  • Preventative Maintenance: Assist in the implementation and execution of preventative maintenance schedules for all building systems and equipment to ensure optimal performance and longevity.
  • Resident Service Requests: Respond promptly and professionally to resident maintenance requests, diagnose issues, perform repairs efficiently, and follow up to ensure resident satisfaction. Maintain clear communication with residents regarding the status of their requests.
  • Property Inspections: Conduct regular inspections of the building and grounds to identify potential maintenance issues, safety hazards, and areas needing attention. Report findings to the appropriate supervisor.
  • Work Order Management: Complete work orders accurately and in a timely manner, documenting all work performed, materials used, and time spent.
  • Inventory Management: Assist in maintaining an organized inventory of maintenance supplies, tools, and equipment. Report low stock levels to the supervisor.
  • Safety Compliance: Adhere to all safety procedures and regulations, including the proper use of personal protective equipment (PPE) and safe handling of tools and chemicals. Report any unsafe conditions immediately.
  • Vendor Coordination: Assist in coordinating with external vendors and contractors for specialized repairs or maintenance work, as directed by the supervisor.
  • Emergency Response: Be available for on-call duty and respond to after-hours emergencies as required.
  • Cleanliness and Organization: Maintain a clean and organized work area, including maintenance rooms, storage areas, and equipment.
  • Building Standards: Ensure all maintenance work is performed to the highest standards of quality and craftsmanship, consistent with the ultra-luxury nature of the property.
  • Communication: Maintain effective communication with the maintenance team, other building staff, and residents.

 Knowledge, Skills and Abilities

  • Strong working knowledge of general maintenance and repair procedures for HVAC, plumbing, electrical, carpentry, and other building systems.
  • Ability to troubleshoot and diagnose maintenance issues effectively.

  • Ability to follow instructions and 1 work orders accurately.

 Education & Experience

  • High school diploma or equivalent required; vocational or technical training in building maintenance or a related field preferred.
  • Experience as a maintenance technician, preferably in a high-end residential, hotel, or resort environment.
  • EPA certification for HVAC. (Preferred)
  • Experience with building automation systems. (Preferred)
